My in-laws are in need of financial help for various reasons. They have over $200k equity in the house they live in in Palm Beach, FL, but because they have no income other than social security, the banks won’t refi. I’ve “loaned” them money in the past but after many discussions I know I won’t be getting that money back. I don’t trust them anymore to just give them money without having something on paper. I was wondering if I could purchase their home subject-to and then do a cash out refi to take some of the equity out for my own future investments? The idea is they live out their years in the home rent free while I take over the payments and use some of that equity to pay off debts and invest. Thanks for any help/suggestions.

Might be a good solution depending on the existing loan rate and type. Either way, gaining control of the home will ensure they have a roof over their head and that you will be able to recoup your unsecured “loan” money.

Hello Phil, I have your book and I was watching your video about how you began your business and I was encouraged. I love real estate and its definitely my calling. I currently am a college student. I am graduating next year. What can I do to make this happen? I appreciate your thoughts and mentoring at this time.

Hello Mr Pustejovsky! I wanted to ask you if you were in any way aware or knowledgeable about the real estate markets outside of US, particularly Russia? Do the same principles of conducting business apply there or should a completely different approach be utilised and tested? Would be very interested in your professional opinion. Thank you.

We only offer training in the US and Canada. Sorry, I have no advice to offer about real estate investing in Russia

I was wondering if you have an article or video about picking the right property for flipping. I am looking at a couple of properties and I just want to make sure that I choose the right property.

The most important factor in picking the “right property” is making sure you are buying below market value so you have enough margin to self correct if needed.

I’m currently living with my parents and I need to move out on my own. I make a decent living. I am looking to purchase a home to live in for about 2 years and then either flip or rent out (most likely rent out). I’m looking for a “fixer upper” and plan on doing much of the work myself. Once I save some capital in those two years, I’ll be able to “get the ball rolling” on more investment properties.
Do you have any suggestions or recommendations for someone in my situation?

I am currently work full time for the DOD in the USAF in Jacksonville, FL. My wife will be completing her CRNA graduate degree in the Fall 2018 at UNF. Once she has found a job in the local area. I will be switching full time into becoming a real estate investor. I was wondering if Jacksonville, FL is to close to your investing region to become a mentor for me? Thank you for your time. Your YouTube videos and real estate book has been very informative to me. Look forward to hearing back from you.

I have joined ZBuyer. I have a lot of old leads dating back to February of last year. What is the best approach to calling them?
August 1, 2017 at 5:24 pm
You will find a lot less competition contacting the older leads from Zbuyer. After the initial flurry of calls to a new, fresh lead; these sellers may not have held out for a higher price and may not found their solution.

I love your YouTube videos. They are so informative and helpful. I would like to ask your advice. I have been looking at a multi-family vacant property in a bad location. I want to buy it and fix it up and either rent it to people or sell it. What do you think I should do?

Hey Phil, I am trying to finish watching the freedom mentor course on your website but for some reason it stopped letting me in because of some firewall issues. I am not sure if this is with everyone but I tried going into the website from different devices and browsers but it is still showing up the same. There is a message that says, “The owner of freedommentor.com has configured their website improperly.”
