My in-laws are in need of financial help for various reasons. They have over $200k equity in the house they live in in Palm Beach, FL, but because they have no income other than social security, the banks won’t refi. I’ve “loaned” them money in the past but after many discussions I know I won’t be getting that money back. I don’t trust them anymore to just give them money without having something on paper. I was wondering if I could purchase their home subject-to and then do a cash out refi to take some of the equity out for my own future investments? The idea is they live out their years in the home rent free while I take over the payments and use some of that equity to pay off debts and invest. Thanks for any help/suggestions.
Might be a good solution depending on the existing loan rate and type. Either way, gaining control of the home will ensure they have a roof over their head and that you will be able to recoup your unsecured “loan” money.

I was wondering if you have an article or video about picking the right property for flipping. I am looking at a couple of properties and I just want to make sure that I choose the right property.
The most important factor in picking the “right property” is making sure you are buying below market value so you have enough margin to self correct if needed.
I’m currently living with my parents and I need to move out on my own. I make a decent living. I am looking to purchase a home to live in for about 2 years and then either flip or rent out (most likely rent out). I’m looking for a “fixer upper” and plan on doing much of the work myself. Once I save some capital in those two years, I’ll be able to “get the ball rolling” on more investment properties.
Do you have any suggestions or recommendations for someone in my situation?
I’m so ready to do something else in my professional life. I’m really sick of working in my current profession. How do I get help with real estate investing. I want the freedom it can allow. Where do I begin? The time is now.

I want to thank you for your tip on house flipping…it was there all the time I just did not see – just flip it! You have taken a load off my head.
You will find a lot less competition contacting the older leads from Zbuyer. After the initial flurry of calls to a new, fresh lead; these sellers may not have held out for a higher price and may not found their solution.
