Hello Phil,
I have been watching your videos, and really glad I came across your channel. I watched the hacks for real estate vid. You mentioned picking an agent by the website realtrends.com. It makes sense to interview the top 3.
There is my question. When interviewing agents. What questions should I be asking?
The questions I was planning on asking. What are the comparable? What could this sell for as? What are the cost effective repairs or upgrades. What is the market like? What is the rental market like?
I am guessing when I pick an agent, they can help point me towards a good home inspector? What questions do you ask a home inspector?
This entirely depends upon what you want that agent to do for you. That video you were referencing was in regards to buying a house that as listed on the MLS. When a property is listed the MLS, you might as well hire an agent because the seller is going to pay those commissions no matter what. Since it’s basically free, you might as well have someone on your side of that transaction. The most important question to ask an agent that you want to help you purchase a home is their experience in serving clients just like you. Do they represent real estate investors quite often? If so, what are some recent transactions they can point you to? Are they an investor themselves? I hope this advice helps! In my world, we almost never hire agents to help us buy property because we buy almost all properties off market and work directly with sellers.
Ask them questions about their home. And then ask follow up questions based on what they said. Questions are the answer. Picture you are a journalist and your objective is to learn as much as you can about the house and why they are selling.
I’m interested in you being my mentor. I’m really interested in real estate and would like to be taught by someone who I personally feel would teach me correctly and also have my best interest.
Hi Phil,
I’m curious if you tried investing in real estate in other countries and what is your opinion on that. And if you would you be interested in investing in real estate projects in Romania?
Hi Phil. As a new full time investor (and prior agent) I can say for certain you have the best (if not the ONLY legitimate) info out there.
Thank You for the videos!

Phil, how do you start off talking to people about selling their house , when I have very little talking skills, whihout making them upset ?
Ask them questions about their home. And then ask follow up questions based on what they said. Questions are the answer. Picture you are a journalist and your objective is to learn as much as you can about the house and why they are selling.

Hi Phil
Your book, How to be a Real Estate Investor does it only help people in America or does it help people in different countries as well.

It is entirely possible that our strategies work outside the US and Canada but you would need to investigate this on your own.
