Prank 1
Phony Driven Seller
Disclaimer: Use this information wisely. Do not blame me for sharing this information. If you choose to play a prank on an investor friend it is on you.
For this prank to succeed, you need to have some general knowledge of real estate. The more you know, the easier this will be to pull off.
Slydial
App that allows you to call someone anonymously by enabling you to create whatever callback number you want.
Allows you to alter your voice when calling the prank victim
When you call them you need to say something along the lines of, “I need to sell my home and fast!”
You can even give a fake property address of a real property that is up for sale
That way if the investor looks it up, it will confirm what is owed on it and what it is worth etc
If you want to go really far you can even set up an appointment for them to view the house so that they show up and the owners are bewildered.
They knock at the door expecting to see you and instead are greeted by confused home owners.
Prank 2
Phony Buyer
I am not sure if it was a prank or not, but something along these lines happened to me. Again you can use Slydial, but this time you are calling to see a property the investor friend has listed.
In order for this prank to work, your investor friend must obviously have some current listings.
My Story:
I had someone offer me $7,000 on a rent to own property. . He needed to move fast due to personal reasons so he wanted to see the property asap. I agreed to meet him at the property and he calls to tell me he is running late. This was no big deal, but after a few minutes he calls again to tell me that he is having trouble finding the place. Once again this is nothing suspicious as the neighborhood the property was in could be kind of tricky to locate. After telling me some landmarks he was near, I quickly figured out he was approximately 10 minutes away, again no big deal, so I waited. This went on for another 15 minutes of him claiming he was completely lost, listing off nearby landmarks, and still not arriving.
But then an hour went by, and all of a sudden he was no longer answering my calls or texts, and I never heard from him again. He just disappeared.
I am not sure if this was a prank or not but this is definitely something you could do to a real estate investor friend. Again do not blame me if this ends up making them very mad.
Prank 3
This prank is for your investor friend that lives in an HOA. HOA stands for Home Owners Association. This association has rules and bylaws that decide what is or is not allowed by resident home owners. Some of the rules are crazy!
My Story
I did this to a friend and it backfired majorly. I will give you the rundown on what I did, and hopefully you can mellow it out a little.
Many HOAs send out letters when someone breaks a rule. Something like “Your grass is 3 inches tall when 2 ½ inches is the maximum allowance via oridnance 43C section 2…”
Well I created a phony letter and put the return address as the HOA management firm with my friends information as the one I was mailing it to. I wrote a letter stating that the homeowner’s flower pots weren’t allowed in their current position and that they had been fined $50. Please make your check payable to such and such HOA
I honestly thought he would read it and realize it was a joke but I was dead wrong!
He ended up taking it to the HOA and when they realized it was not from them they suspected it to be some sort of a scam and actually called the police! They called a detective and were trying to find out if any other HOA member had been scammed.
I only found out about this after the fact when my friend started telling me the story and told me the police had been involved. I started laughing but he must not have thought it was very happy because we did not talk for about six months afterwards.
You could do this just the way I did, using all sorts of funny or obscure rules that have been broken. Just don’t let it go on too long, or your friend might bring in the police too!
Extra Prank
Signs
I use a sign with my phone number to find rent to own tenant buyers. I place them in different areas and neighborhoods in my town. Well one time I got a call from someone that informed me that if I did not remove the signs they would turn them around and put “free puppies” on it with my phone number.
I did not take it too seriously, and low and behold, a few weeks later I got hundreds of phonecalls inquiring about “free puppies”. I actually ended up having to change my phone number!
I am not even kidding, this person found 10-20 of my original signs, turned them around, wrote free puppies with my phone number, and placed them all over the bad parts of town. They stayed up so long that I ended up getting a new phone number just to rid myself of the constant calls and voicemails.
All of these are pretty serious pranks, but if the people you’re dealing with have a great sense of humor, hopefully they’ll laugh about it.
