Phil Pustejovsky was born in Baytown Texas and moved to Carver Massachusetts at the age of five. He grew up a happy child and his parent instilled valuable lessons of integrity and kindness from a very early age. As a teenager, Phil had a natural sense of personal achievement that drove him to work hard and although not the most gifted student, he eventually earned acceptance into Vanderbilt University, otherwise known as, “The Harvard of the South”.
Although college provided a terrific opportunity for Phil, he didn’t make full use of it. Like many of his peers, rather than pouring his energies into school, he chose to party. Miraculously, he did manage to graduate on time with a degree in Mechanical Engineering, but his GPA was lackluster and he had a hard time finding a job. With no permanent employment prospects in sight, he took a job parking cars as a valet. While it felt like a demotion for someone with a college degree to be parking cars for tips, it also humbled him and showed him that nothing worthwhile in life was going to be handed to him. He had to earn it. He also met many interesting people and he paid particularly close attention to those who drove the nicest cars. Many had advanced degrees such as Doctors and Attorneys, however, he also met his fair share of entrepreneurs and business owners too. When he asked them for advice, many of the wealthiest ones he met told him to get into real estate.
One of the seemingly hundreds of resumes he had submitted finally landed on the desk of the right person and yielded him a more substantial job. It involved commercial HVAC system sales for the Trane Company. Still inspired by the owners of the nice cars he had parked, Phil went on a binge of reading books on becoming wealthy. And time and time again, the subject of real estate investing came up. So in his off time from working at Trane, he began to dabble in real estate with what he was reading. Meanwhile, he was very bored while at work and he even fell asleep at the desk, which didn’t sit well with his superiors. Phil was discovering that the safe and secure Fortune 500 company job was not his cup of tea. Soon thereafter, about 6 months into his corporate job, he had a disagreement with his boss and it ended with Phil quitting. He wanted to go into real estate investing full time, even though he had no idea what to do. His assumption was, “If I have all day everyday to focus on it, surely I can make at least enough money to survive.”
Pustejovsky found out just how wrong his assumption was. Even doing one profitable real estate investing deal proved to be a whole lot more difficult than Phil could have ever imagined. Before long, he found himself completely broke, unable to pay his bills, and was eventually forced to move into his truck. Phil officially went homeless. He ate baked beans out of cans for nearly a month.
One day, he hit absolute rock bottom, stuck in his truck at a gas station with no gas, no money, and very little hope. It was then that Phil turned to someone he was not even sure he believed in. It was then that Phil had a very honest conversation with God. He prayed, “God, if there is a God, please get me out of this mess. And if you do, I will be on your team for the rest of my life. I will be your biggest cheerleader and tell everyone about you.” This is the point in time that life began to change dramatically for Phil Pustejovsky. Starting from that day on, God began to deliver on His end of their agreement. And as Phil says today, “I’m continually trying to keep up with my end of that deal.”
Phil’s first miracle occurred when he was trying to flip a deal to another investor. Little did he know, this particular person would prove to be an Angel to him. The investor had no interest in the property Phil was trying to sell to him but Phil was desperate so he explained his sob story to this individual hoping the sympathy plea would change the guy’s mind. It didn’t. However, this investor was impressed that a person with an engineering degree from Vanderbilt would go homeless for his dream of being a real estate investor. So he offered Phil the deal of a lifetime. This veteran investor had a lifetime worth of experience and agreed to mentor Phil and teach him all he knew so long as Phil split the profits 50/50 and didn’t do anything stupid enough to get him sued or in any trouble. Plus, Phil had to provide some skin in the game because this mentor wanted to ensure Phil wouldn’t flake out on him.
Being flat broke, Phil thought he would be unable to participate. But a second miracle occurred. A short sale (this was back when no one knew what a short sale was) Phil had been working on for months finally got approved. Phil could have easily flipped the deal for $10,000 or even more, but he turned to his soon-to-be mentor with this short sale deal and it was worked out that Phil would get $3,000 and the $7,000 discount would be his upfront contribution to his apprenticeship.
Their first deal together absolutely shocked Phil. Without cash, credit or bank loans, but simply the tutelage of his mentor, the net profits exceeded $56,000. All of the sudden, Phil had the money to get a permanent roof over his head and be able to begin a career investing in real estate. It was all the money in the world to him at the time.
These experiences forever changed Phil’s life. And seeing miracles occur before his very eyes, his relationship with Christ grew exponentially and he officially gave his heart to Christ and was baptized on November 28th, 2004 at the Thompson Station Church. Within a year of attending that church, he was asked to teach sixth grade Sunday school. It just so happened that a beautiful blond haired girl about his age was teaching 7th grade Sunday school. He found Monica’s number through the church registry, gave her a call and asked the standard questions, “so what are you up to day?” When she went onto explain that her day had consisted of giving the children at an orphanage a Christmas, Phil knew that he was talking to an extraordinary individual. And a third miracle occurred a few years later when he proposed and she said, “Yes.”
As Phil would describe it, God systematically put his life together and in some cases, what seemed to be a mistake, turned out to be part of His ultimate plan. Like the day of his wedding when he learned that the airline scheduled to fly him and his bride to Hawaii had gone out of business, cancelling there planned Hawaiian honeymoon. Since they were already packed for a tropical destination and they didn’t have passports, the only place in the United States at that time of year with warm weather was Florida. It was that trip which not only inspired Phil to move to Florida but also to expand his investments beyond Nashville Tennessee.
From the airplane, as he looked upon thousands of houses, he pondered how he could participate in deals all across the country. It occurred to him that what had worked so well for him, a mentor, could be the key to expanding nationally. On a Southwest Airlines napkin, he thought of names to give this new venture. And it seemed so obvious that the goal was to create Freedom for people through real estate investing and the best way to do that was through a mentor. And that’s how Freedom Mentor was born. And as Phil began to mentor others, he discovered he had a gift for coaching and some of his first students went on to become very prosperous. In fact, some returned to eventually become coaches on Phil’s team today.
But despite his mentoring strengths, Phil soon discovered that marketing was a huge weakness for him. Very few people knew he existed and that made it difficult to attract potential apprentices to mentor. He would spend hours writing extremely helpful blog posts that people loved but it took up too much of his time. One day, he decided to shoot a video rather than write out the topic he had in mind. It was a basic premise that he had taught his apprentices many times before and he had no idea if anyone would care to watch it. The youtube video Secret to Flipping Houses took off, gaining hundreds of thousands of viewers in a very short period of time. It was then that Phil realized that YouTube could be a very powerful tool for his message.
Today, Phil has a very successful and popular Real Estate Investing YouTube Channel. Viewers find that he has a gift for communicating that explains complicated aspects of real estate in a very understandable and easy way. This knack for explaining the ins and outs of investing in real estate prompted many suggestions for him to write his own book. Phil published his own book, “How to Be a Real Estate Investor”. The book has since hit the best sellers list, and received many testimonials of how it has changed readers’ lives. He then wrote a second book, “Real Estate Investing Gone Bad“. He has also been featured in Huffington Post, Inc, Business Insiderand Entreprenuer.com.
Phil Pustejovsky still does his own investing to this day but finds true joy in mentoring others on how to be successful. Himself, and his fellow coaches mentor people all across the United States and produce extraordinary results. He has a waterfront mansion with his wife Monica, and their four children Alexa, Blake, Caden and Delia. I can feel your spirit through this recording and I know you are a true, honest sold out believer! It was a divine appointment today for me to go on YouTube and I saw your advertisement as I was about to listen to the audio book “The Richest Man in Babylon”. God is awesome and works in mysterious ways. I became a Christian at the age of 17 in 2005, before receiving Christ I was about to join a gang in Chicago, I was drinking and smoking marijuana and trapped in a lifestyle of sexual sin. But after receiving Christ and the gift of his grace, mercy and unconditional love, I ended up rejected the offer to join the gang, I stopped smoking and drinking at the age of 18 and haven’t touched another bottle or smoked since then. I also made the decision to go to college, which allowed me to become the first member of my family to even attend a university. God is so good and sovereign He blessed me with the financial means to attend a private Christian University. Entering in as a freshman, I received a major scholarship to play baseball. Fast forward the 5 years I attended this University I graduated with a Bachelors Degree in Business & met the woman of my dreams and a virtuous woman of God, who is now my wife. We live in Chicago Illinois and we are serving the Lord in our city through feeding and clothing the homeless and raising money for families in need. We both have a heart for serving and missions, we actually feel called to build children’s homes in Latin America and have Christian discipleship programs to the glory of God. I also have a passion for real estate investing that has grown over the last year and I’m actually looking for a mentor to guide me and help shape me into a successful real estate entrepreneur. I currently own 2 buildings in Chicago and I’m already earning residual income and it is such a blessing. I came across a youtube video of you during my research on real estate investing. I thought you were very informative and it led me to research you…now I’m here. All I have to say is awesome story brother…very inspiring. I’m glad that you found God during your life journey. I just recently got closer to God when he joined me with my lovely wife on October 12th. So I know how you feel when you met your life partner.
You are the type of mentor that I hope to come across as I continue to delve into real estate investing. I’m at the tail end of my military career in the Air Force and I would like to do something completely different from my skill-set of logistics when I leave. I know real estate investing is what I want to do because of the excitement I get from renting out my ONE piece of real estate property (single family home) in Maryland. I am working on increasing my knowledge on real estate investing and hopefully afterwards add more property to my portfolio.
